I’m Matt, I’m Shannon.
We’re from Salt Lake City, Utah and we decided to sell our house because Matt wanted to go back to school. So, initially looking at the comparables we decided to list our house at a certain price, and I wasn’t exactly sure it was going to sell at that price. So, day 1 we had, I don’t know, 6 showings day 1 and maybe 10 the next day. With that, all the showings, we had 6 offers within the first 2 days and 4 of them were above asking price. So we actually were able to get an offer almost $25,000 dollars more than our asking price, which was way more than we’d ever have hoped for. Inspection requests list, they had a whole long list of $10,000 worth of repairs and Joel negotiated things and was able to get the list down. We only ended up paying about $1,600 worth of credit towards the sellers. We didn’t even have to do the repairs.
I really, really liked the marketing side of it. I feel like, sometimes, that when you put it with other agents, or whatever, they just kind of half do things, but…
He came and did a video walk-through, and he had professionals take pictures of it. It was pretty much as easy as that! I liked the professional photos, it made the house look really nice.
Yeah! And they had our own personal website page, they posted it on Facebook, and had me post it on Facebook, and all my friends were posting it on Facebook! So, so many people saw the listing!
A big blurb about the house. And all avenues were covered! You could find it on Facebook, you could find it on YouTube, you could find it on Google, you can find it on wherever you look you would be able to find our listing! And it wouldn’t be the 5th or 6th down. It would be number 1! And so that helped, having a lot of people see it. And I think that’s the reason why we were able to get more than our asking price is because there was so much interest in the house. If there wasn’t that much interest in the house, there’s no way we could have gotten it. And multiple offers! Multiple offers!
Another reason why Joel and Ann are awesome, is all the updates! We knew exactly who was viewing the house, I knew exactly what they thought of it after they viewed the house, we knew exactly what was going on! Every week we got an update and we knew where we were in the process, and so we didn’t have to be like, “I wonder what’s going on?” We already knew. That’s true!
So, call Joel and Ann because they’re really easy going, and they’re really awesome. They get along. Hard working! They’re very hard working! They’ll work for you and you know that they’re working for you! That’s what I’ve noticed, a difference in our past experiences.

I was trying to get into a house that was bigger and so we had to rent this out and we were losing money and so this (selling the house) has been phenomenal for us.
Once we’ve found Joel & Ann, this has been awesome. We loved the attention to detail and just the communication with us.
You got two competing offers. You can’t do better than that. No, no. Multiple offers! We initially were just going to take one round and just go with it and then after talking to you and Joel , we decided to do a competition and ended up earning us our original asking price which has been huge. So your advice and counsel was great.
So the big difference between you guys and other agents for us was that it felt like that everyone else just threw us on the MLS. That’s all that they did. They put you on the MLS, throw you on Zillow and KSL and move on. You never talked to them; I mean we got no communication, no feedback.
Yeah, we noticed the difference I think immediately with Joel as he went through the presentation of how you would market the property, all the different points that you would use to try and find buyers. The communication is the key that we would able to see what was going on. What marketing was happening, how many hits we were getting. If you had talked to anyone I knew that immediately. I mean those were just huge helps.
I liked how many different things you could do to put our house out there so people could see it and want to look through it so I think that was the first step. Before It’s there but no one knew about it I guess.
Just the little details the Google docs, the aerial photo, and the video of the property. I saw the video and I wanted to buy it.
I think the fact that you’ve asked that question is just a testimony to how good of a realtor that you are. I don’t think that you guys could have done anything differently. I think it was wonderful. It was wonderful from the beginning to end.
I’d gotten to a point that we’ve been through enough realtors so in the beginning I was hesitant and leery of any realtor to be honest with you. I’d got to the point where I didn’t trust any of them. And so I think, as much as I liked the presentation I still had that bad taste in my mouth. Here we go again- Hopefully this is going to be different. Hopefully they’ll actually follow through on their promises. And now being on the back end of it, you guys lived up to every promise and exceeded. And we had yet to have a realtor even fulfill the basic promises.

Hi, my name is Paul Dickamore and we recently used Joel and Ann Zieve to sell a home.
For us initially had it listed with a flat fee realtor, the challenge that we faced is that we got no support. We received an offer that we accepted at full price. The underwriter found some difficulties in the application and they passed the closing date and so we pulled it and got talking and decided to engage with some realtors that would offer us all the services and Joel and Ann’s name was mentioned and they have a great reputation so we selected them.
They shared with us before we signed the paperwork what they would do in the way of marketing the property. We were very impressed. They shared with us a book that they authored. They made a lot of really neat suggestions and we actually raised the listing price from what it previously been listed at their suggestion by about five percent. We felt like we would end up with a bidding war with the house with the marketing that they were going to do.
We received seven offers. The offer that they suggested that we accept was substantially over the asking price by like fifteen percent. And we ended up netting more after all the fees than we would have getting full price prior to paying any fees on the first attempt to sell one home.
We have loved working with Joel and Ann. Their communication has been outstanding their professionalism is unbelievable and their marketing skills are incredible as well. My name is Brent McKissick. I sold a house up on the east bench in Ogden, 4 bedroom, 2 bath, sitting on 1/3 of an acre. I had a great experience with Joel & Ann. Everything was very smooth; they took care of everything for me. All I had to do was wait for a phone call and respond back with whatever information was needed. So it simplified my part of the process.
I interviewed 3 agents. I went with Ann & Joel for their marketing plan, their ability to really push the house. The other 2 agents that I talked to really couldn’t give me any information about what their long term goals were and how they were going to sell the house or what their process was on how to market it. One of the agents being the agent I used to buy the house with, she just kind of told me that there would be a sign in the yard, posted on their internet site, but no real pushes.
Within the first week of hiring Ann & Joel we had an open house, we had 11 families come through to look at the house, so great turn out. The asking price on the house was $175k. We had a family come through and loved the house. They gave me full asking offer, and was willing to pay for all closing costs, pay for the home warrantee, and again it was just very easy. Ann & Joel just simplified everything in the process so I just had to sign paperwork and walk away.
I don’t know, it was just so easy, I wouldn’t know how to sell a house because you guys just took care of everything so much for me. How you guys took the photos of the house, I mean it was far and above everyone else’s.

My name is Ryan. This is Darcy. We just sold our house with Joel and Ann, and we have a house that we’ve lived in for almost six years on the west side of Layton City, and Joel and Ann have helped us in selling our home quickly and getting us in the timeframe that we needed. Our house sold within a week of listing. In the first week on Saturday they did an open house. We had by the end of the open house we had three, three? Two or three offers. I can’t remember. Darcy and I decided to try to sell our house by ourselves not knowing anything about real estate but listed it on KSL and Zillow. We had a lot of realtors call us and maybe one or two potential buyers, and we were pressured by hundreds of phone calls. So after interviewing three different realtors, we chose them and it worked good.
I think there was a 2000 step plan with like 800 flyover helicopters. We liked the plan that Joel and Ann presented to us, the marketing plan listing our house as up and coming so that people could get ready for it. They went ant talked to I think our whole neighborhood, knocked on their doors and got people interested and before our house was even on the market we’d find it on Google and see that they had already done the work without being chosen to sell our home, and so they were proactive before they were even, before we signed the agreement for them to sell our house.
Darcy: They were also a lot more organized.This is who you need to interview. [laughs] So the reason that I would recommend Joel and Ann is one, they are very, extremely helpful. They are not pushy. They do what they say they are going to do, and they communicate really well.

I am Janice. The house that was just sold for me was my father’s. I had the house listed with another realtor. I was disappointed with the realtor because he made a lot of promises, and I really did trust him that he was going to get the house up for sale. He was going to get it out in the newspapers and on the Internet and everything that he had to do, and when three months passed by, I hadn’t seen very much going on with him trying to sell the house, had been kind of slow in doing everything and he was very sorry. At that time I knew that I probably had made a mistake with this realtor. He had it listed for $230,000 which was news to me because I didn’t even know that it had expired. So my realtor had not kept me up to date with anything with my house. At this time it kind of took me, you know, set me back a little bit because I wasn’t trusting at that time. I just knew that I had to be a little bit more careful, you know, who I put as a realtor. We had it listed for $220,000. Showings started immediately which I was very impressed, and I thought maybe this time I’ve got a good realtor. From the very first day until the day I closed I was impressed with Joel and Ann kept in contact with me constantly and it felt good to know that somebody was actually out there working to try to get the house sold is that I am very grateful that I listened and there was somebody very trusting and these realtors that I went with, and I would be the very first to be able to encourage any of my friends or relatives to go with them. So in the process of trying to sell our home by owner we were contacted by phone and by email probably by three dozen different real estate agents who had seen our ad. In fact I thought it was only agents who were seeing our ads because we weren’t being contacted by any potential buyers, not even one time.
When I was originally contacted by Joel I was suspicious because it wasn’t the first call I had gotten from agents who had saw my ad on Craigslist that I had placed for sale by owner, and when he told me that I could get more for my money I was initially skeptical, but he sent me a list of comparables, and I reviewed those on my own and felt that, you know, he knew what he was talking about, and the home was actually worth over $20,000 more than I had initially had it listed for and possibly could sell it for.
We made $7,000 more after all expenses were paid to both agents, and that was something that was very surprising to me because I had always anticipated that we would net much less, including an agent that we were trying to sell it by owner. So initially we were very adamant about not using an agent, you know, Joel was bold enough to contact us despite that and not once, but twice, three times, come by the home, really showed me how hard he works and how persistent he is with, and how professional he is with his business that, you know, he doesn’t take “no” for an answer and that’s somebody that you want on your team if you’re trying to sell your home, and he told me that his average turnaround time was 14 days, and that kind of raised my eyebrows because I had listed this home before, and it had gone for months without getting an offer and it hadn’t sold.
When he told me that I either thought, one, it couldn’t be true, or two, he really has something special like he has selling homes down to a science, and after listing my home I had my home under contract within 10 days. Some of the parts of the 52 marketing plan that wowed me the most or stood out the most that I wasn’t expecting was the quality of the photographs that they had taken of our home of both the interior and the exterior of the home. My wife and I had taken many pictures of this home over the last eight or nine years that we have lived in it, but we have never seen pictures like the ones they have taken before of our home. They were so crisp. The lighting was perfect. The home looked very large, and the exterior photos of the home were taken with an aerial helicopter which really made an impression on both us and the final product, and we really think that helped contribute to getting our home sold within 10 days.
How quickly they were able to Google search, optimize our listings amongst the thousands of others that were listed with a few simple searching keywords in Google for characteristics of the home. For the people might want to buy in our area, our home came to the top of the list of the Google search and we were very impressed with that, and getting out of starters we were leery about listing the home with an agent who we didn’t have face-to-face contact with, but because their communication was so clear and crisp whether it was on the phone or email, or you’re leveraging technology to get documents signed is as if we were right across, you know, the real estate agent table with them doing business.
On the very first Saturday that the home was listed, Ann and Joel had an open house. They came, parked the car at the house, started distributing flyers themselves, and didn’t return for hours after that, and that was just an old school, in the trench, grassroots approach to how to get a home sold very quickly.

So, Ann contacted us and asked if she could list it and I, I’m leery about Real Estate Agents and so I said, well, I have a piece of property to sell. If you sell the property, then I’ll consider you to sell the house, cause I want a Real Estate Agent that’s serious about what he or she is selling. And Ann did. She took over and got all kinds of contacts, people giving us offers. And she sold it in a very short time, and I was impressed. We’re so happy that we chose her and her husband because all the way through the process she kept us informed constantly, on a weekly basis. It was just constant, bringing people through the home. And the other Real Estate Agents would, in the past, it was kinda like “List it with us, and we’ll hope that if somebody wants exactly that house, they’ll call us and sell it”. But, in this case, Ann sold it for us. I felt good enough about how we were treated that we referred a couple of other friends. She sold their houses too, so we’re very impressed. I don’t think you’ll ever find…
It’s the personal relationship we have.
I don’t think you’ll ever find another Real Estate Agent that would do better for you than Ann and her husband.
It was a very personal relationship. And I never felt pressured. An offer came through; I just so appreciated that she would give us all information that we needed to make an educated decision. And she was willing to talk it through. Sometimes it was a half a dozen times she would have to repeat the same thing over again because we had never been this route and it was new to us. And I think more than anything, I just enjoyed the association, the relationship.
She met with us numerous times, and every time she’d call up and say, “Ok, I’ll be there at 10:00,” “ I’ll be there at 11:30.” You could look at the clock and within 1 minute, one side or other the time she said she’d be there she would ring the doorbell! I’ve never seen anybody so punctual!

We ran out of space in the house, it’s too small for us. We have two kids and only two bedrooms so we needed more than that.
We went through three different Realtors before you guys and it didn’t work out. Because we also had planned on selling my house and then buying a new house. So with all three of them we had really bad experience. Like I mentioned to you before, one of them I look up houses online and they would just show me whatever they want, not what I wanted to see. And there was another person that was barely starting to help people in the Real Estate industry, so he would try to push us into buying something much bigger than what we needed and much expensive than what we can afford. And the last person, it was a really bad experience because he didn’t take care of us and our money. We lost two thousand dollars!
I like that it has been very easy to communicate with you guys. The thing that I like the most is the signing; yes, the electronic. I don’t have to be driving and like setting up times, especially with my work that I work a lot, 5 days a week. I don’t have that much time to meet up with people and then have these kind of meetings for signing. So, it has been really great to just sign online.
Yes, it was great because even my parents and some other people that I know have sold houses and it has been kind of frustrating. But with my house I could say you got it on Google, I can Google it and I will see the pictures, I had a website, I can find it pretty much everywhere! So it was real easy!
I feel like you listen to us, me and my husband, and what we like, you take notes. So that’s really important to me because you’re looking at houses for us, not for what you want to sell. That’s what I like the most!

My name is Steven Clarke and Linda, my wife, and I decided to sell we concluded that we would move to Florida. We have had a dear friend who was a realtor he did many good things we appreciated his service a great deal but the house didn’t sell. So that listing expired and when we were looking for the next step forward we interviewed a half a dozen of the best realtor outfits that we knew and the best realtors we had heard of. And we selected the Zieve’s because we felt that the marketing that they do in terms of positioning the house and promoting that position with the video walkthroughs, the feedback to us was important because we hadn’t had as good of feedback form the last experience. They knew the internet and it was clear to us that they were focused on internet marketing. And we had become convinced that internet marketing was the way that most people see their home, their new home for the first time. They really prepared good material including the Ariel photography, including the narrated walkthrough, including the description of the property. We had 800 square feet of the house tied up in an art studio and that was the portion that stumped most people they weren’t creative enough to see how they could use that. But, Zieve’s marketed it as a house with a studio right up front and so when the folks started showing up to come through the house they were qualified. The 3 weeks it took to get a contract on the house was all productive. It was excellent work on their part, we are very happy, a successful marketing plan in every regard. But we wish we had found Zieve’s first instead of second. It would have saved us 6 months. We are very appreciative of the professional way they performed their job. We are very appreciative of the feedback that we received each week we received feedback, that was in detail but not personal. They employed all the right tools it seemed to us, advanced tools, better than any that we had seen earlier in our experiences in buying and selling houses.

I’m very happy, and very excited, I thought the process was pretty easy. You know once we picked out the house and started going we had it done really quick. That was the best part, you know, getting that out of the way and being able to move on to my live, you know, move into the house and make it my own. The process was great, you know, I felt that sometimes I was picky at what I wanted, you know, there was a lot of different things that I wanted in a home and we were able to find all of them. I am really happy about that. Every time I think about the house I get a smile on my face. You did a great job.
You know you are going to be the first name that pops up because; you were very patient with me, you know, you were always there giving me updates, letting me know what was going on, following up on homes, you know. It made the process a lot easier, and as a first time home buyer you go in not knowing a lot and so working with somebody who is patient with you, kind of lets you understand there are going to be bumps in the road and works with you like that. It’s been great.
I learned a lot through you. I learned a lot through the lender. It’s been interesting; you grow up learning about, hearing about people having hard times with their houses, hard times with their loans, or the search. When you get there and you find out its easy, it’s pretty great. A lot about the process you don’t understand, and there are a lot of things that you have been able to help me with. I know, you know, the amount of documentation I get sent I just stare at it like ohm, you know, what is this so… It helped with that.

We hired Ann and Joel Zieve to be our realtor because I saw their houses being sold within 3 months and I thought, wow that’s great, because I’ve seen a lot of houses stay on the market here in the valley. It is always better to get your real estate transaction completed in a timely fashion.
The best part about the marketing plan: the first image we saw was the aerial footage. The realization that how important the aerial view of the residence is for a successful sale and when we first saw the video that was pretty phenomenal.
Yeah, I agree I think the drone footage I think was wonderful as well as Ann’s video. I thought that was great and the way everything was put together, and presented, and the professional photos. I thought all of that added up to being an excellent marketing tool.
We really appreciated Ann’s time where she came in and she went from room to room and helped us – what we needed to do to present it for showing. She really helped us present the house in a very marketable fashion. We were a little hesitant being mid-winter, boy were we surprised! We put it on the market on Thursday and by Sunday night, 3 days after, we had 5 offers.
I think we had 6 total.
So we were ready to work one on one with the highest offer and not counter with a single offer, but with the highest, we asked them what is their best and highest offer.
It was an amazing experience; I had never done anything like that before.
And the folks that wanted the property the worst, they countered with $11,000 over our asking price and we were shocked again!
You said you came from an investment background and I think that really has helped with the negotiating and the knowledge of marketing.

Ann and Joel really made it work! We wanted to buy and sell – be able to sell ours and move into a new one and they were able to schedule it and make it work out just right. We sold and bought at the same time!
Ann always got back to me really quickly on all of my many questions.
Before we officially started looking for a house, we met with a Realtor and they didn’t really engage with us very much or ask questions about what we are looking for just kind of sat around while we looked at a house. It was nice to actually have some input.
Ann and Joel listened to us about what we wanted in a home and didn’t show us homes that we wouldn’t be interested in. Ann was really good to go around with us and she pointed out things in the home we might like and we might not like. That was really good to have another pair of eyes and that she was able to find these things for us.

We wanted to move to a warmer climate. My body doesn’t seem to agree with the weather, and cold is not fun for me so we’ve decided to move to Florida.
Speed wise was great too! We only showed for, what, a month. Felt like we always knew what was going on, and that we would know what the next steps were.
It was awesome! It was nice that it was very social media friendly and so we were able to share it online, and stuff. We did get a couple people come to look at it from social media. And I loved that when we arranged the showings and stuff it was all like, I would get a text, or phone call, or whatever and so I always knew what was going on and could be prepared.
We’ve been telling people that you’re awesome! That Ann is awesome, and Joel is awesome! And that you guys made our house look really great online and everything!
That’s one thing we heard from our friends was that, how cool the aerial shots were of the home and going through the home tour was really neat. And it had a nice layout of the house available for people to see, instead of just wondering how everything lined up with pictures and stuff.
Well, with us looking at new homes in Florida it’s so hard to figure out what the house really looks like, and the layout and everything. It was so nice that our home, to sell, was great that way. I didn’t like having to be there when the people were coming to see the house. Because they always have, like, negative comments or whatever, and I don’t want to hear that about my house. So, it was way better to have just a Realtor come and show them and us not to have to worry about it. It was a really good experience.

My name is Emilie. I had a lovely home in Kaysville, West Kaysville, Utah. We were referred by actually a doctor that we know, who knew that we were selling our home and he suggested that they were the only team to go with because these days you need a modern approach to selling a home and you can’t just list your home the way you used to.
You guys worked hard, and my house did sell. I think I was given good feedback. I was given good information as to the price point that we needed to hit. Before we hired Joel and Ann we had been selling our home online with a flat-fee company but we just got short on time, and things weren’t happening in the timing that we felt like we needed.
Joel and Ann were very approachable, easy to contact, good at communicating. And the photographer that came through our home was definitely a better photographer than we had seen in our last home sale. The helicopter photography was a plus. The virtual tour that Ann did as a walkthrough to the house, we didn’t have that before either. That was a nice touch. The website that you built for us, we hadn’t seen before. Pretty much, before all we’ve ever done was list in the MLS. Currently we are in a market where how you list your home, and what you do to sell your home, how you present it, every detail of that matters and affects how quickly and for what price you will sell your home.
I would, I would recommend Joel and Ann because they have more tools than I’ve seen anybody else use for listing and selling your home.

My name’s Tammy Gentry. My husband and I planned a move to Twin Falls on account of him getting a job. We had it listed with a previous realtor for several months and we had had one offer that fell through and the rest of the time hardly anything. It was about eight thousand less than what we had listed it for. They wanted us to pay the closing costs.

With Joel and Ann the offers that we received we were able to do the highest and best and we were able to them negotiated between three offers and ended up getting what we were asking and not having to pay closing costs. We needless to say in a matter of days now sold our home.

Ann came and talked to us about what we can do to make the house better for showing. This was very helpful because we didn’t get that from the previous realtor. The marketing that Ann and Joel do is exceptional we feel like that because of that and the way they presented our home, and the listing, the description of our home, is basically what helped sell it also. When we saw the pictures that were posted with our listings both my husband and I thought wow this doesn’t even look like our house. And just the way they photographed and they had the professional photographer come in and take the photos. The video that Ann does and she does a walk through so that you actually have a feel for the way the house flows before you even really come to see it was very impressive. The aerial shots of the home showing the whole property that you’d be purchasing was actually impressive too because the house actually looks good from a higher point of view.

So my husband and I are also dog lovers – they also have a contribution that they give you a choice to take four percent of their earnings and contribute to a no kill shelter of our choice which meant a lot to us because we had to put our dog down a year ago and it’s just kind of nice to know the there’s help out there for other people who need companionship and I just feel like we had a more positive experience and almost feel like we could just do it again through them. So I guess that’s it!

My name is Tracy Leabo and my house was located in South Ogden. It was a rental for a few years and I just decided I couldn’t hold on to it anymore and I needed help selling it. I got the help I was looking for!
It ended up selling very quickly. I found you guys through my parents. Basically my parents had sold a property. They’d had really back luck with the prior Realtor. He’d just drop the ball continuously and they had a hard time with it. They turned to Joel and Ann and they sold their property so quickly. I was just as thrilled with the process!
I really expected it to be on the market for at least a couple months. It was shocking! To get a call after three days that there was an offer on the house, and the offer was good, and it was decent. It was a huge relief! I wouldn’t have to make a trip up to Utah in order to sell the property or sign documents. With the emails and the way I was able to sign the documents was just, it was so easy! I was really floored!
Being able to contact Ann and Joel at pretty much any time was great. Any time I had a question they were very quick to get back and that really helped with the out of state issue. It was a non-issue.
With the marketing, I love the way my house was photographed! Everything looked really good. It looked very pristine. Facebook, and put it online. I have no doubt that that’s why it turned around so quickly. Call Ann and Joel right away! They’re on top of their game. They’ve really got the selling of homes down to an art! So, let me start out by asking you, why did you decide to sell?
We just really wanted to downsize. Our kids are all gone and it was time for us to have a more reasonably sized home. We felt like there was a lot of extra marketing that went into selling. I loved seeing my home from an aerial view. That was kind of neat. Something that is really unique. You kept in touch with us, letting us know what you were marketing, what you were doing to sell our home. And that’s nice. Sometimes you don’t hear from anybody. You don’t know what they’re doing.
Facebook, there was websites, there were different social media; instead of just the MLS. And there were statistics behind that; I’m more of a statistical kind of guy, so. We had it listed with somebody else previously and it was just on the MLS, and there was a few showings and then it just dropped off and we had nothing. So it was really nice to see that there was other marketing besides just the MLS because I think that just makes a difference.
I loved getting weekly emails so we knew exactly what was going on with the house. Any time you had an update you kept us informed. You know, good or bad news you were happy to get us involved so we knew exactly what to expect and what was happening all along and that made a big difference. We never had to call you and say, “What’s going on?”
Well, the nice thing too is even if we were looking online, it just seemed like there was a lot of houses there. It’s overwhelming, and trying to wade through all those! Whereas, when we set up our criteria and you were able to send us a list, I think that just saved us huge amounts of time. I mean, I don’t how we could even, before we were spending hours and hours in front of the computer going through all the different listings. It was kind of really stupid actually! A big waste of time, and we’re super busy so it saved us a ton of time and helped us really narrow down what we wanted. And sometimes I felt like you guys asked us questions that maybe we didn’t even realize we needed to consider that helped us kind of narrow our search and helped us to focus a little more. I thought I was going to have to look at 30 or 40 homes because, well, (She likes to look at homes!) I didn’t realize you guys would be as good at what you do! You just found exactly what we wanted and narrowed it down to a few homes and I think we only looked at 5 homes before we were able to find the home we wanted so, that really, again, saved us time. Time’s money!
