My last agent listed my property at $650,000 and after 6 months could not sell it. Joel and Ann got it sold in 22 days with a full price offer. They seem to do this often, so you may not be surprised. But how I got to that point is an interesting story.
I’ve been a builder for many years so I know a lot of realtors that I could choose to talk with. I thought it was time to go in another direction, so instead of talking to all of them, I asked a very good friend of mine who works at a title company who I should talk with. The only name she gave was for Joel and Ann. I wonder how many realtors she knows since she does closings for a title company – that told me a lot about this referral.

We were concerned about the length of time it would take so sell our home because we were wanting to sell during the winter months and we’d heard that sales in the Ogden Valley could be slow. They were great in answering my “interview” questions with full details of how they would market our house.

Our family (3 children, none of whom lived in Utah) needed to sell an undeveloped Eden property from a family estate. From the first contact via email, to the final signatures in the title office, Joel and Ann Zieve have been a pleasure to work with. We immediately appreciated their professional expertise and easy to work with style.
In addition to the expected duties of real estate agent of developing and implementing a marketing plan, we discovered (with the Zieve’s help) that before the property could be marketed and sold several “tests” needed to be done over time by different organizations to determine if the lot was buildable. As a result, this left a significant responsibility (burden?) to the Zieves. They helped us identify what needed to be done, who needed to do it, and by when. They knew who to call and made sure tests and reports were completed. This required planning and a lot of ongoing communication over several months. They were always professional and kept us informed on all activities.
As a result of the tests we discovered the land was not buildable and as a result, the overall value of the property dropped significantly. I was immediately concerned that once the financial incentive changed so would their interest in selling our property, but instead, the Zieve’s never wavered on their dedication and motivation to sell the property. We had a great experience with Valee, Ann & Joel. Valee was recommended to us through a family member. She immediately met with us to find out our needs for a new home. She sent us homes to view on the internet daily and was quick to check on any home we were interested in. We went out looking for homes and only booked showings one right after the other so that our time was used effectively. After finding a home, Valee walked us through each step we would need to do in buying our home. She called every couple of days to update the progress of our home, answer any questions, explained the next steps and even checked on us just to see how we were doing and how we were feeling about things.
We were having some difficulty with our lender and Valee did everything in her power to help us through this hard time. She never got discouraged and helped us to feel the same way. Valee went on vacation for one week and while she was gone Ann took right over and helped us and called us with updates etc… just like Valee. We felt cared for and important as clients.
