My name is Brent McKissick. I sold a house up on the east bench in Ogden, 4 bedroom, 2 bath, sitting on 1/3 of an acre. I had a great experience with Joel & Ann. Everything was very smooth; they took care of everything for me. All I had to do was wait for a phone call and respond back with whatever information was needed. So it simplified my part of the process.
I interviewed 3 agents. I went with Ann & Joel for their marketing plan, their ability to really push the house. The other 2 agents that I talked to really couldn’t give me any information about what their long term goals were and how they were going to sell the house or what their process was on how to market it. One of the agents being the agent I used to buy the house with, she just kind of told me that there would be a sign in the yard, posted on their internet site, but no real pushes.
Within the first week of hiring Ann & Joel we had an open house, we had 11 families come through to look at the house, so great turn out. The asking price on the house was $175k. We had a family come through and loved the house. They gave me full asking offer, and was willing to pay for all closing costs, pay for the home warrantee, and again it was just very easy. Ann & Joel just simplified everything in the process so I just had to sign paperwork and walk away.
I don’t know, it was just so easy, I wouldn’t know how to sell a house because you guys just took care of everything so much for me. How you guys took the photos of the house, I mean it was far and above everyone else’s.

Hi everyone! This is Ann Zieve with the Northern Utah Home Team and Keller Williams Success Realty here to give you my weekly market update, and today I have a real treat for you because we’re going to talk about smart tips for buying homes. If you’re thinking about buying a home, you might be asking, “Am I ready to buy? Where can I find help to find the right home? And how’s the market?”
Well, we’re going to answer all these and more questions today. We have bought over 170 homes since 2002. In that time, we’ve learned how to successfully navigate the home buying process. Today we’ll hit some of the highlights of our experience, and at the end we’ll tell you how you can get the whole, informative home buying guide that we referred to in this blog. Owning your own home is still one of the top American dreams. It’s a statement of personal freedom and financial strength. In fact for many, buying a home is the most significant investment of their lifetime.
So why buy now? Well, mortgage rates remain low. However they won’t stay that way forever. This is the only thing outside your control. You can increase your income by working more. You can even affect your debt levels by what you choose to pay off and what you buy, and the price of the home based on where you buy and the condition of the home you buy, but interest rates is the one thing you cannot control, and every one percent change in the interest rate is a 10% change in your home price.
Now we all understand that inflation has caused the cost of things to go up. However, the principle and interest payment on a mortgage still remains close to what it was back in 1989, making a home a very affordable thing for most people. So where do you start? You start by figuring out how much you can afford. The best way is to talk to a lender and get pre-approved. This is smart and easy because it’s often just a quick phone call to a lender to get the process rolling. It costs you no money and helps you to learn up front the issues that may need to be addressed before you can finance a home.
Being pre-approved also allows you to move quicker when you find the home that you love, and also makes the seller take your offer more serious when you make one. We can send you a list of recommended lenders. Many of these also offer credit repair services if you need help with that. Now that you know what you can afford to buy, it’s time to figure out what you want and what you need. There’s lots of factors to consider, and we’re happy to sit down with you and figure out what is going to be right for you based on your goals. We know everybody’s goals are different and then the house that’s going to meet those goals is also different. So that’s why sit down and individually come up with a plan for you.

My name is Ryan. This is Darcy. We just sold our house with Joel and Ann, and we have a house that we’ve lived in for almost six years on the west side of Layton City, and Joel and Ann have helped us in selling our home quickly and getting us in the timeframe that we needed. Our house sold within a week of listing. In the first week on Saturday they did an open house. We had by the end of the open house we had three, three? Two or three offers. I can’t remember. Darcy and I decided to try to sell our house by ourselves not knowing anything about real estate but listed it on KSL and Zillow. We had a lot of realtors call us and maybe one or two potential buyers, and we were pressured by hundreds of phone calls. So after interviewing three different realtors, we chose them and it worked good.
I think there was a 2000 step plan with like 800 flyover helicopters. We liked the plan that Joel and Ann presented to us, the marketing plan listing our house as up and coming so that people could get ready for it. They went ant talked to I think our whole neighborhood, knocked on their doors and got people interested and before our house was even on the market we’d find it on Google and see that they had already done the work without being chosen to sell our home, and so they were proactive before they were even, before we signed the agreement for them to sell our house.
Darcy: They were also a lot more organized.This is who you need to interview. [laughs] So the reason that I would recommend Joel and Ann is one, they are very, extremely helpful. They are not pushy. They do what they say they are going to do, and they communicate really well.

I am Janice. The house that was just sold for me was my father’s. I had the house listed with another realtor. I was disappointed with the realtor because he made a lot of promises, and I really did trust him that he was going to get the house up for sale. He was going to get it out in the newspapers and on the Internet and everything that he had to do, and when three months passed by, I hadn’t seen very much going on with him trying to sell the house, had been kind of slow in doing everything and he was very sorry. At that time I knew that I probably had made a mistake with this realtor. He had it listed for $230,000 which was news to me because I didn’t even know that it had expired. So my realtor had not kept me up to date with anything with my house. At this time it kind of took me, you know, set me back a little bit because I wasn’t trusting at that time. I just knew that I had to be a little bit more careful, you know, who I put as a realtor. We had it listed for $220,000. Showings started immediately which I was very impressed, and I thought maybe this time I’ve got a good realtor. From the very first day until the day I closed I was impressed with Joel and Ann kept in contact with me constantly and it felt good to know that somebody was actually out there working to try to get the house sold is that I am very grateful that I listened and there was somebody very trusting and these realtors that I went with, and I would be the very first to be able to encourage any of my friends or relatives to go with them. So in the process of trying to sell our home by owner we were contacted by phone and by email probably by three dozen different real estate agents who had seen our ad. In fact I thought it was only agents who were seeing our ads because we weren’t being contacted by any potential buyers, not even one time.
When I was originally contacted by Joel I was suspicious because it wasn’t the first call I had gotten from agents who had saw my ad on Craigslist that I had placed for sale by owner, and when he told me that I could get more for my money I was initially skeptical, but he sent me a list of comparables, and I reviewed those on my own and felt that, you know, he knew what he was talking about, and the home was actually worth over $20,000 more than I had initially had it listed for and possibly could sell it for.
We made $7,000 more after all expenses were paid to both agents, and that was something that was very surprising to me because I had always anticipated that we would net much less, including an agent that we were trying to sell it by owner. So initially we were very adamant about not using an agent, you know, Joel was bold enough to contact us despite that and not once, but twice, three times, come by the home, really showed me how hard he works and how persistent he is with, and how professional he is with his business that, you know, he doesn’t take “no” for an answer and that’s somebody that you want on your team if you’re trying to sell your home, and he told me that his average turnaround time was 14 days, and that kind of raised my eyebrows because I had listed this home before, and it had gone for months without getting an offer and it hadn’t sold.
When he told me that I either thought, one, it couldn’t be true, or two, he really has something special like he has selling homes down to a science, and after listing my home I had my home under contract within 10 days. Some of the parts of the 52 marketing plan that wowed me the most or stood out the most that I wasn’t expecting was the quality of the photographs that they had taken of our home of both the interior and the exterior of the home. My wife and I had taken many pictures of this home over the last eight or nine years that we have lived in it, but we have never seen pictures like the ones they have taken before of our home. They were so crisp. The lighting was perfect. The home looked very large, and the exterior photos of the home were taken with an aerial helicopter which really made an impression on both us and the final product, and we really think that helped contribute to getting our home sold within 10 days.
How quickly they were able to Google search, optimize our listings amongst the thousands of others that were listed with a few simple searching keywords in Google for characteristics of the home. For the people might want to buy in our area, our home came to the top of the list of the Google search and we were very impressed with that, and getting out of starters we were leery about listing the home with an agent who we didn’t have face-to-face contact with, but because their communication was so clear and crisp whether it was on the phone or email, or you’re leveraging technology to get documents signed is as if we were right across, you know, the real estate agent table with them doing business.
On the very first Saturday that the home was listed, Ann and Joel had an open house. They came, parked the car at the house, started distributing flyers themselves, and didn’t return for hours after that, and that was just an old school, in the trench, grassroots approach to how to get a home sold very quickly.

So, Ann contacted us and asked if she could list it and I, I’m leery about Real Estate Agents and so I said, well, I have a piece of property to sell. If you sell the property, then I’ll consider you to sell the house, cause I want a Real Estate Agent that’s serious about what he or she is selling. And Ann did. She took over and got all kinds of contacts, people giving us offers. And she sold it in a very short time, and I was impressed. We’re so happy that we chose her and her husband because all the way through the process she kept us informed constantly, on a weekly basis. It was just constant, bringing people through the home. And the other Real Estate Agents would, in the past, it was kinda like “List it with us, and we’ll hope that if somebody wants exactly that house, they’ll call us and sell it”. But, in this case, Ann sold it for us. I felt good enough about how we were treated that we referred a couple of other friends. She sold their houses too, so we’re very impressed. I don’t think you’ll ever find…
It’s the personal relationship we have.
I don’t think you’ll ever find another Real Estate Agent that would do better for you than Ann and her husband.
It was a very personal relationship. And I never felt pressured. An offer came through; I just so appreciated that she would give us all information that we needed to make an educated decision. And she was willing to talk it through. Sometimes it was a half a dozen times she would have to repeat the same thing over again because we had never been this route and it was new to us. And I think more than anything, I just enjoyed the association, the relationship.
She met with us numerous times, and every time she’d call up and say, “Ok, I’ll be there at 10:00,” “ I’ll be there at 11:30.” You could look at the clock and within 1 minute, one side or other the time she said she’d be there she would ring the doorbell! I’ve never seen anybody so punctual!

We ran out of space in the house, it’s too small for us. We have two kids and only two bedrooms so we needed more than that.
We went through three different Realtors before you guys and it didn’t work out. Because we also had planned on selling my house and then buying a new house. So with all three of them we had really bad experience. Like I mentioned to you before, one of them I look up houses online and they would just show me whatever they want, not what I wanted to see. And there was another person that was barely starting to help people in the Real Estate industry, so he would try to push us into buying something much bigger than what we needed and much expensive than what we can afford. And the last person, it was a really bad experience because he didn’t take care of us and our money. We lost two thousand dollars!
I like that it has been very easy to communicate with you guys. The thing that I like the most is the signing; yes, the electronic. I don’t have to be driving and like setting up times, especially with my work that I work a lot, 5 days a week. I don’t have that much time to meet up with people and then have these kind of meetings for signing. So, it has been really great to just sign online.
Yes, it was great because even my parents and some other people that I know have sold houses and it has been kind of frustrating. But with my house I could say you got it on Google, I can Google it and I will see the pictures, I had a website, I can find it pretty much everywhere! So it was real easy!
I feel like you listen to us, me and my husband, and what we like, you take notes. So that’s really important to me because you’re looking at houses for us, not for what you want to sell. That’s what I like the most!

My name is Steven Clarke and Linda, my wife, and I decided to sell we concluded that we would move to Florida. We have had a dear friend who was a realtor he did many good things we appreciated his service a great deal but the house didn’t sell. So that listing expired and when we were looking for the next step forward we interviewed a half a dozen of the best realtor outfits that we knew and the best realtors we had heard of. And we selected the Zieve’s because we felt that the marketing that they do in terms of positioning the house and promoting that position with the video walkthroughs, the feedback to us was important because we hadn’t had as good of feedback form the last experience. They knew the internet and it was clear to us that they were focused on internet marketing. And we had become convinced that internet marketing was the way that most people see their home, their new home for the first time. They really prepared good material including the Ariel photography, including the narrated walkthrough, including the description of the property. We had 800 square feet of the house tied up in an art studio and that was the portion that stumped most people they weren’t creative enough to see how they could use that. But, Zieve’s marketed it as a house with a studio right up front and so when the folks started showing up to come through the house they were qualified. The 3 weeks it took to get a contract on the house was all productive. It was excellent work on their part, we are very happy, a successful marketing plan in every regard. But we wish we had found Zieve’s first instead of second. It would have saved us 6 months. We are very appreciative of the professional way they performed their job. We are very appreciative of the feedback that we received each week we received feedback, that was in detail but not personal. They employed all the right tools it seemed to us, advanced tools, better than any that we had seen earlier in our experiences in buying and selling houses.

I’m very happy, and very excited, I thought the process was pretty easy. You know once we picked out the house and started going we had it done really quick. That was the best part, you know, getting that out of the way and being able to move on to my live, you know, move into the house and make it my own. The process was great, you know, I felt that sometimes I was picky at what I wanted, you know, there was a lot of different things that I wanted in a home and we were able to find all of them. I am really happy about that. Every time I think about the house I get a smile on my face. You did a great job.
You know you are going to be the first name that pops up because; you were very patient with me, you know, you were always there giving me updates, letting me know what was going on, following up on homes, you know. It made the process a lot easier, and as a first time home buyer you go in not knowing a lot and so working with somebody who is patient with you, kind of lets you understand there are going to be bumps in the road and works with you like that. It’s been great.
I learned a lot through you. I learned a lot through the lender. It’s been interesting; you grow up learning about, hearing about people having hard times with their houses, hard times with their loans, or the search. When you get there and you find out its easy, it’s pretty great. A lot about the process you don’t understand, and there are a lot of things that you have been able to help me with. I know, you know, the amount of documentation I get sent I just stare at it like ohm, you know, what is this so… It helped with that.

My name is Chris Iverson and we are moving from the beautiful Ogden Valley. I work for the government and I got a reassignment and promotion.
Yep, and I am Barb Iverson. We hired Ann and Joel Zieve to be our realtor because I saw their houses being sold within 3 months and I thought, wow that’s great, because I’ve seen a lot of houses stay on the market here in the valley. It is always better to get your real estate transaction completed in a timely fashion.
The best part about the marketing plan: the first image we saw was the aerial footage. The realization that how important the aerial view of the residence is for a successful sale and when we first saw the video that was pretty phenomenal.
Yeah, I agree I think the drone footage I think was wonderful as well as Ann’s video. I thought that was great and the way everything was put together, and presented, and the professional photos. I thought all of that added up to being an excellent marketing tool.
We really appreciated Ann’s time where she came in and she went from room to room and helped us – what we needed to do to present it for showing. She really helped us present the house in a very marketable fashion. We were a little hesitant being mid-winter, boy were we surprised! We put it on the market on Thursday and by Sunday night, 3 days after, we had 5 offers.
I think we had 6 total.
So we were ready to work one on one with the highest offer and not counter with a single offer, but with the highest, we asked them what is their best and highest offer.
It was an amazing experience; I had never done anything like that before.
And the folks that wanted the property the worst, they countered with $11,000 over our asking price and we were shocked again!
