Hello everyone! This is Ann Zieve with the Keller Williams Success Realty and the Northern Utah Home Team here to give you my weekly market update, and Happy New Year! Happy 2014! We’re in a brand-new year, so everybody is asking how did the market finish at the end of 2013, and that’s what I am going to highlight in today’s market update, and then we’ll look at some new, hot properties on the market. So let’s get started. So first, let’s look at the whole State of Utah. How did the State of Utah do in 2013? And the best way to show you is with this home sales graph. This is showing you three things; median sold price, number of homes listed, and number of homes sold. And as you can see, as of the end of last year, prices had really recovered in the State of Utah overall. We’re almost up to the levels of where we were in 2007. This graph goes back 10 years. So prices really spiked up there in the middle of the year. The number of new listings was way up from where it had been in recent past, and number of solds also was way up. So it looks like Utah as a state overall is on the way to recovery in the market, the real estate market.
Let’s look at Weber and Davis County more specifically, and here’s our home sales graph for Davis County and we can see that it looks a lot like Utah with prices spiking in the second and third quarter of last year at $220, almost as high as where they were back in 2007 at the height of the market. The number of solds way up over past years, and I am sorry, that was the number of listed were up and number of solds also were up with most of the strength being in the middle of the year last year and then dropping off for the holidays as less buyers and sellers were in the market. Let’s take a look at Weber County, and here’s the home sales graph for Weber County. We can also see that there was a strong recovery in prices, although not quite to the level of where it was back in the mid-2007, 2008 timeframe, but the number of new listings, the number of solds also were up in Weber County, and then had dropped off as we went into the holiday time. So the big question everyone is going to be asking is what is going to happen this spring, and you stay tuned here, and I will keep you updated as that starts to develop.
Well, let’s look at some new homes that are on the market because they are starting to hit the market now. Here’s a beautiful, new rambler on the market in Layton. This is a five-bedroom, four-bath with a two-car garage rambler. It’s been very well maintained. It has a great floor plan for living and entertaining. The basement is totally finished. You see the beautiful kitchen there. The backyard is totally privacy-fenced with a huge shed that you can put four ATVs in, and more, and there’s an RV pad, and there’s just so much with this home, you’ll want to check it out before it goes fast. Hi everyone! This is Ann Zieve with the Northern Utah Home Team and Keller Williams Success Realty here to give you my weekly market update, and today I have a real treat for you because we’re going to talk about smart tips for buying homes. If you’re thinking about buying a home, you might be asking, “Am I ready to buy? Where can I find help to find the right home? And how’s the market?”
Well, we’re going to answer all these and more questions today. We have bought over 170 homes since 2002. In that time, we’ve learned how to successfully navigate the home buying process. Today we’ll hit some of the highlights of our experience, and at the end we’ll tell you how you can get the whole, informative home buying guide that we referred to in this blog. Owning your own home is still one of the top American dreams. It’s a statement of personal freedom and financial strength. In fact for many, buying a home is the most significant investment of their lifetime.
So why buy now? Well, mortgage rates remain low. However they won’t stay that way forever. This is the only thing outside your control. You can increase your income by working more. You can even affect your debt levels by what you choose to pay off and what you buy, and the price of the home based on where you buy and the condition of the home you buy, but interest rates is the one thing you cannot control, and every one percent change in the interest rate is a 10% change in your home price.
Now we all understand that inflation has caused the cost of things to go up. However, the principle and interest payment on a mortgage still remains close to what it was back in 1989, making a home a very affordable thing for most people. So where do you start? You start by figuring out how much you can afford. The best way is to talk to a lender and get pre-approved. This is smart and easy because it’s often just a quick phone call to a lender to get the process rolling. It costs you no money and helps you to learn up front the issues that may need to be addressed before you can finance a home.
Being pre-approved also allows you to move quicker when you find the home that you love, and also makes the seller take your offer more serious when you make one. We can send you a list of recommended lenders. Many of these also offer credit repair services if you need help with that. Now that you know what you can afford to buy, it’s time to figure out what you want and what you need. There’s lots of factors to consider, and we’re happy to sit down with you and figure out what is going to be right for you based on your goals. We know everybody’s goals are different and then the house that’s going to meet those goals is also different. So that’s why sit down and individually come up with a plan for you.

If you’re looking to sell your house, you’re probably asking yourself the following questions. What can I expect? How can I attract the most buyers? And, is now the right time to sell? Well, we’re going to talk about these and other questions today. We’ve personally sold over 170 homes since 2002, so we think like sellers, not realtors. We know that selling your house is one of the biggest and most important financial transactions you’ll make. Hello everyone! This is Ann Zieve with the Keller-Williams Success Realty and the Northern Utah Home Team here to give you my weekly market update. And today I have some fun facts for you about Layton, a growing city in the northern part of Davis County, and I also want to give you an update on the market statistics and look at some new homes on the market. So let’s get started.
So here we have our rolling market statistics for Davis and Weber County, and as you can see as we are at the end of November, the beginning of December, the number of new listings continues to go down as do the number of homes sold. Price has pretty much steadied out although it’s slightly higher than where it was a year ago, and overall the market is going into the slow period that we see pretty much every year between the holidays. Well, this is to be expected, and we’ll watch for it to pick up in January.
Now, let’s learn a little bit about Layton. As we said, Layton is located in the northern part of Davis County, and it was unincorporated until 1920 when it officially became a city. The city was named after Christopher Layton, a prominent businessman, pioneer, and LDS church leader and farmer, and today Layton is a rapidly growing community of over 70,000 citizens. It has become the most heavily populated city in Davis County. Pell Air Force Base is the major employer in the city and has played a major role in the growth of the city, and Layton has become an important shopping and business center in the area. Citizens of Layton enjoy living near the mountains and the closeness of skiing and other recreational areas.
Well, let’s take a look at some properties on the market in Layton. First up we have this beautiful condo that’s located in a popular East Layton neighborhood. You can see it has a two-car garage. It also has five bedrooms and three baths. It’s over 3,100 square feet, and it’s beautifully updated with a lo tof modern finishes and it’s very clean. It was built in 2001. So it has a nice, modern, open floor plan. It does have a master bedroom and laundry room on the main floor, so it allows for single-level living. It also has a totally finished basement if you care to use that space. It is, also has a kitchenette in the basement, so there’s lots of things here for you and your family to enjoy.
Here’s another popular home in the Layton area in the popular Diamond Hills area. It’s a little bit more affordable. This home is a three-bedroom, one-bath home. It has a beautiful covered deck there off the kitchen. It also has a one-car garage, central air-conditioning, a fenced back yard, and it has been well-maintained, and it’s ready for you to move right in. Well, that wraps up this week’s market update. So, Ann contacted us and asked if she could list it and I, I’m leery about Real Estate Agents and so I said, well, I have a piece of property to sell. If you sell the property, then I’ll consider you to sell the house, cause I want a Real Estate Agent that’s serious about what he or she is selling. And Ann did. She took over and got all kinds of contacts, people giving us offers. And she sold it in a very short time, and I was impressed. We’re so happy that we chose her and her husband because all the way through the process she kept us informed constantly, on a weekly basis. It was just constant, bringing people through the home. And the other Real Estate Agents would, in the past, it was kinda like “List it with us, and we’ll hope that if somebody wants exactly that house, they’ll call us and sell it”. But, in this case, Ann sold it for us. I felt good enough about how we were treated that we referred a couple of other friends. She sold their houses too, so we’re very impressed. I don’t think you’ll ever find…
It’s the personal relationship we have.
I don’t think you’ll ever find another Real Estate Agent that would do better for you than Ann and her husband.
It was a very personal relationship. And I never felt pressured. An offer came through; I just so appreciated that she would give us all information that we needed to make an educated decision. And she was willing to talk it through. Sometimes it was a half a dozen times she would have to repeat the same thing over again because we had never been this route and it was new to us. And I think more than anything, I just enjoyed the association, the relationship.
She met with us numerous times, and every time she’d call up and say, “Ok, I’ll be there at 10:00,” “ I’ll be there at 11:30.” You could look at the clock and within 1 minute, one side or other the time she said she’d be there she would ring the doorbell! I’ve never seen anybody so punctual!

We ran out of space in the house, it’s too small for us. We have two kids and only two bedrooms so we needed more than that.
We went through three different Realtors before you guys and it didn’t work out. Because we also had planned on selling my house and then buying a new house. So with all three of them we had really bad experience. Like I mentioned to you before, one of them I look up houses online and they would just show me whatever they want, not what I wanted to see. And there was another person that was barely starting to help people in the Real Estate industry, so he would try to push us into buying something much bigger than what we needed and much expensive than what we can afford. And the last person, it was a really bad experience because he didn’t take care of us and our money. We lost two thousand dollars!
I like that it has been very easy to communicate with you guys. The thing that I like the most is the signing; yes, the electronic. I don’t have to be driving and like setting up times, especially with my work that I work a lot, 5 days a week. I don’t have that much time to meet up with people and then have these kind of meetings for signing. So, it has been really great to just sign online.
Yes, it was great because even my parents and some other people that I know have sold houses and it has been kind of frustrating. But with my house I could say you got it on Google, I can Google it and I will see the pictures, I had a website, I can find it pretty much everywhere! So it was real easy!
I feel like you listen to us, me and my husband, and what we like, you take notes. So that’s really important to me because you’re looking at houses for us, not for what you want to sell. That’s what I like the most!

My name is Steven Clarke and Linda, my wife, and I decided to sell we concluded that we would move to Florida. We have had a dear friend who was a realtor he did many good things we appreciated his service a great deal but the house didn’t sell. So that listing expired and when we were looking for the next step forward we interviewed a half a dozen of the best realtor outfits that we knew and the best realtors we had heard of. And we selected the Zieve’s because we felt that the marketing that they do in terms of positioning the house and promoting that position with the video walkthroughs, the feedback to us was important because we hadn’t had as good of feedback form the last experience. They knew the internet and it was clear to us that they were focused on internet marketing. And we had become convinced that internet marketing was the way that most people see their home, their new home for the first time. They really prepared good material including the Ariel photography, including the narrated walkthrough, including the description of the property. We had 800 square feet of the house tied up in an art studio and that was the portion that stumped most people they weren’t creative enough to see how they could use that. But, Zieve’s marketed it as a house with a studio right up front and so when the folks started showing up to come through the house they were qualified. The 3 weeks it took to get a contract on the house was all productive. It was excellent work on their part, we are very happy, a successful marketing plan in every regard. But we wish we had found Zieve’s first instead of second. It would have saved us 6 months. We are very appreciative of the professional way they performed their job. We are very appreciative of the feedback that we received each week we received feedback, that was in detail but not personal. They employed all the right tools it seemed to us, advanced tools, better than any that we had seen earlier in our experiences in buying and selling houses.
